We build the project timeline backward from your open date, with room for receiving delays, punch-list items, and the other trades on site.
On a multi-floor project, we phase the install so floors can open in sequence when every floor can't open at once.
Storage
Inbound FF&E shipments arrive at our climate-controlled San Jose warehouse months before your opening date if needed. We receive, inventory, store, and stage, then deliver and install per your design package.

FF&E stands for furniture, fixtures, and equipment. Our service covers warehouse receiving, quality inspection, inventory management, delivery to the property, assembly, placement per your design package, artwork hanging, and final photography. We handle everything from headboards and nightstands to lobby sculptures and restaurant booth seating.
Yes. Phased renovations are a core service. We work floor by floor or wing by wing, using freight elevators and service corridors to avoid guest areas. We schedule noisy work around quiet hours, and our crews keep a clean, professional appearance in guest-facing areas.
We inspect every item against the purchase order at our warehouse. We photograph and document anything damaged or missing and report it to the manufacturer so you can order replacements, and we build time for replacements into the project plan.
Yes. Our climate-controlled warehouse in San Jose serves as the staging area for your FF&E. We receive shipments on your behalf, sometimes months before installation begins, and store everything in a clean, secure, inventoried environment until the property is ready.
We have relocated and set up kitchens for hotel restaurants, standalone dining concepts, and corporate cafeterias. Our crews understand the placement requirements for commercial kitchen equipment including walk-in coolers, hood systems, and grease traps. We coordinate with your kitchen design firm and mechanical contractors to ensure equipment is placed for proper utility connections.
